The Terra Way.
Welcome to Terra! TÄ“rra is a small, low-density residential project located five minutes from Morrillo and Torio. Comprising 11 large properties, it was designed with quality, generous spacing, and long-term functionality in mind. Positioned within the Sunset Coast community, it offers a rare balance between privacy, access, and opportunity.

The project combines a natural setting with easy road access, proximity to natural attractions (world-class waves, waterfalls and rivers), with a low-density, self-managed HOA, allowing allowing residents to enjoy the scale and independence of a jungle property without the isolation typically associated with it.

Hello and welcome to our corner of the Sunset Coast of Panama!
TÄ“rra Jungla Estates was purchased over 17 years ago with the intention of developing a small, low-density residential project that respected the land and its surroundings.
​
From the start, we moved slowly and made deliberate decisions about lot size, orientation, access, and overall layout. The aim was to give each property space and privacy, and to ensure the project would function well over time, rather than pushing for density or speed.
​
Several members of the ownership group plan to build homes within the project and remain involved as residents. This long-term commitment has shaped how the project has been planned and how it continues to be managed.
​
2026 is the first full year in which lots are being offered for sale. A later phase is planned on the remaining land and will follow the same principles, with space set aside for shared use and low-impact development.

The focus throughout has been on creating a place rooted in low-impact, nature-based living, and on building something that is practical, durable, and lasting.
